Ask your lender your cash to close estimate.
Step 2
Tell your lender your maximum monthly mortgage investment you are comfortable with.
Step 3
Do not run your credit for other major purchases, do not change jobs & do not apply for credit cards etc.
Step 4
Depending on the home HOA, Taxes, Insurance & Rates will affect your payment. Even if the properties are the same price those factors will change payment.
Step 5
Your Rate is not locked or set in stone until you are Under contract on a home.
Step 6
Any questions on financing? Ask your lender!

Landscaping usually not included, Taxes increase year 1 of ownership & sometimes appliances/blinds aren't included.

Now over the next 30-40 days we negotiate, follow contract deadlines and check the tasks required to move into your dream home!
Reminder an offer is a legal contract you are agreeing to.
Day 0-3
First Checkpoint
Earnest Money Drop Off
-Has to be a check or a wire
-Refundable if contract is terminated
-goes towards your closing costs
-it can be at risk if missed deadlines
-we will let you know where to send it to.
Day 0-3 Insurance Quotes
As soon as we go under contract lenders will require to get insurance quotes. We recommend our awesome Insurance vendor Dylan Nelson, he is focused on customer service and the best coverage!

HEADS UP!
Wether it is a new build or a 100 year old house. Every single property will have inspection items that come up. Our job is to understand that most items will be minor on the inspection. We have to focus on the inspection items that affect our health or that are a hazard to your family. We focus on major items such as foundation, water heater, furnance, AC, Roof & windows. You can choose whoever you want to inspect your home!

Appraisal Period
Day 15-21
The Bank will hire an Appraisal Management Company that will send an appraiser out to the property to determine the homes value! Buyer pays for appraisal at closing $600-$900. Remember you will never overpay for a property unless you want to! You do not have to attend appraisal.




CLOSING
Closing is the final step for you to become the legal owner of your home. You will take a final walk-through just before closing to assure that negotiated work has been completed and everything is in working order.
The closing process itself requires a lot of paperwork and patience. Be prepared with your government issued photo ID, cashier's check and any other documents required by the title company or loan officer.
Don't forget to re-key all the locks and change the garage door opener code when the property is officially yours.

POST OCCUPANCY - POST CLOSING ITEMS
While we do our best to ensure a smooth transaction, occasionally unforeseen issues may arise after closing. Please note that as your real estate professionals, we are not attorneys or law enforcement, and our ability to enforce contract terms ends at closing. Any post-closing matters—such as broken items, concerns with disclosures, or post-occupancy issues—must be resolved directly between the buyer and seller, potentially through mediation or legal counsel if needed. We're happy to assist with communication where possible, but please understand our role is limited once the transaction has closed.
